What does an apartment in Rome cost to rent?
Asking rents in Rome averaged €19.2 per square meter (m²) a month in the third quarter of 2026, according to Idealista's research office. That is 6.9% more than a year earlier, and close to the city's record of €19.6/m² in July 2026.

| Velletri (town outside Rome) | €8.6 | €430 | €688 |
The last two columns are simple multiplications of Idealista's averages, a starting point for a budget rather than a quote. Individual listings vary.
Two things to know when reading these figures:
- They are asking prices. Idealista measures what landlords request in listings, per built square meter. Since July 2026 it excludes seasonal and vacation rentals.
- Signed rents run lower. Rome's market-rate leases of 3 years or more, registered in 2025, averaged €162.2/m² a year, about €13.50 a month. That figure comes from the Agenzia delle Entrate's property observatory (OMI) and covers new leases registered that year, not today's listings.
In October 2026, Idealista's head of research said supply is rising but not keeping pace with demand. Rents are climbing on the outskirts too, not only in sought-after districts. For neighborhoods, commuting and daily life, see Living in Rome.
Where to search
Newcomers searching in Rome report using Idealista and Immobiliare.it, local agencies and Facebook groups.
- Set alerts on the portals. Save searches on Idealista and Immobiliare.it for your districts and budget, and turn on notifications.
- Call rather than message. Newcomers report that written inquiries, especially in English, often get no reply. A phone call in Italian, or a message written in Italian, gets further.
- Contact agencies by phone or in person. Newcomers report that agencies often leave emails unanswered. Ask what their commission (provvigione) is and when it is due, in writing, before the first viewing.
- Treat Facebook groups and messaging apps with caution. That is where newcomers report many scam attempts. The usual signs are covered in Rental scams in Italy.
This guide covers whole apartments. Rooms in shared flats are a separate market, which newcomers often report searching through Facebook groups.
What Rome landlords ask from foreign tenants
A landlord is committing to a lease of several years, and a tenant with no Italian payslip is harder to check. Newcomers in Rome report being asked for more paperwork as a result.
Have this ready before you start viewing:
- passport, and your visa or permesso di soggiorno (residence permit) if you have one
- your codice fiscale (Italian tax code)
- proof of income: an Italian employment contract if you have one, otherwise a US employer letter, recent pay stubs or bank statements
- a short note in Italian on who will live there, for how long, and your job
Newcomers report three common requests: a permanent work contract (contratto a tempo indeterminato), a guarantor (garante) or a bank guarantee (fideiussione). If you have none of these, say so early and offer what you do have, such as proof of savings or income.
Timing and competition
Idealista reports demand outpacing supply in Rome, and newcomers feel it at viewings. They report that affordable listings draw heavy interest and are often taken by the time they get through.
What helps:
- Be in Rome to search. Viewings come up at short notice, and you cannot make an offer on an apartment you have not seen.
- Carry your documents. Have them on paper and on your phone, so you can make an offer at the viewing.
- Decide your limits in advance. Know your maximum rent, districts and move-in date, so you can say yes on the spot.
- Stay somewhere furnished meanwhile. A short-term furnished place for your first weeks takes the time pressure off the search.
Lease types you will see in Rome
The national rules on contract types, durations and deposits are in Italian rental contracts and Renting in Italy. What is specific to Rome is the mix.
| Lease category (OMI) | New leases in Rome, 2025 | Average rent, € per m² a year |
|---|---|---|
| Agevolato, 3 years or more (mainly canone concordato 3+2) | 27,304 | €143.7 |
| Agevolato, under 3 years (concordato transitory and student leases) | 8,517 | €142.5 |
| Ordinary, 3 years or more (mainly market-rate 4+4) | 10,818 | €162.2 |
| Ordinary, under 3 years (transitory, up to 18 months) | 7,867 | €132.5 |

How canone concordato works in Rome
A canone concordato lease sets the rent within minimum and maximum bands. Those bands come from a local agreement (accordo territoriale) between landlord and tenant associations, as provided by national law (Law 431/1998). Rome's agreements were renewed in 2023: one in July, and a second, signed by a different group of associations, in August.
The lease lasts at least 3 years. Without agreement on renewal at the first expiry, it extends by law for 2 more years, unless the landlord has a legal ground to end it, such as selling. That is why it is called "3+2". Transitory and student versions exist under the same agreements.
Why Rome landlords use it. On a Rome concordato lease, the landlord's cedolare secca (flat-rate rental tax) drops from 21% to 10%. That tax saving is the trade for accepting a rent inside the bands.
What it means for you. The rent is tied to the agreement's bands rather than set freely. If the apartment is your main home and you file Italian income tax, you can also claim a tenant deduction:
| Your total income | Concordato lease | Market-rate lease |
|---|---|---|
| Up to €15,493.71 | €495.80 | €300 |
| €15,493.72 to €30,987.41 | €247.90 | €150 |
One check to make. A concordato lease signed without an association's help needs an attestazione di rispondenza (certificate of compliance) to get the tax benefits. One of the associations that signed the agreement issues it. It confirms the rent and terms match the agreement. Ask the landlord or agency whether one will be issued. The landlord's side of this is explained in Cedolare secca.
Registration and residency
Every lease must be in writing, and it must be registered with the Agenzia delle Entrate within 30 days of signing. Ask for a copy of the registration receipt. The Agenzia ties the tenant deductions above to a registered lease.
If you need to register as a resident of Rome, ask before you sign whether the landlord accepts it. Get the answer in writing. The registration itself is covered in Registering residency in Italy.
Common problems and fixes
No replies from portals or agencies. Newcomers report silence after written inquiries, especially in English. Call, write in Italian, and visit agencies in person in your target district.
Losing apartments to faster applicants. Have your documents with you, know your limits, and be ready to make an offer at the viewing.
Offers to rent "in nero" (off the books). Newcomers report unregistered offers in Rome. A lease must be in writing and registered within 30 days. Without it, you have no registered contract to show and no tenant deductions.
Pressure to pay before a viewing. Newcomers report requests to pay a deposit quickly to hold a place, including places they could not visit. Do not pay before you have seen the apartment and signed a lease. More signs are in Rental scams in Italy.
No Italian work contract or guarantor. Lead with what you have: income proof, savings, visa, and a clear note in Italian.
Which route fits you
| Route | What it costs | Trade-off |
|---|---|---|
| Search yourself on the portals | Nothing beyond your time | Works if you speak some Italian and can view at short notice |
| Local agency | A commission, agreed in writing | An agent deals with the landlord for you; newcomers report agencies often ignore emails in English |
| Short-term furnished first | Varies; compare the monthly total with a long lease | Removes time pressure; you search from inside Rome |
| Relocation service | A service fee, on top of rent, deposit and any agency commission | Someone local typically books viewings, translates and checks the lease; you still choose and sign |
Deposits and their legal limits are covered in Rental deposits in Italy.
Do you need help with this?
You can rent in Rome on your own if you speak some Italian, can be in the city to search, and have documents ready. It gets harder when you are searching from the US, need residency at the address, or cannot show Italian income.
Frequently asked questions
How much is rent in Rome per month?
Asking rents averaged €19.2 per square meter a month in the third quarter of 2026, according to Idealista. At that average, a 60 square meter apartment would ask about €1,150 a month. District averages run from about €12 per square meter in the most affordable districts to €28.3 in the historic center.
What is the cheapest area to rent in Rome?
In the third quarter of 2026, Idealista's lowest district asking rents were Roma est-Autostrade (€12.2 per square meter), Acilia-Dragona-Malafede (€12.3) and Giustiniana-La Storta-Olgiata (€12.7). Towns outside the city are lower still, such as Velletri at €8.6 and Tivoli at €9.8.
Can a foreigner rent an apartment in Rome?
Yes. Landlords choose their tenants, though, and newcomers report being asked for an Italian work contract, a guarantor or a bank guarantee. Arriving with passport, codice fiscale, proof of income and a short note in Italian makes you a stronger applicant.
What is a canone concordato lease in Rome?
It is a lease with rent set within bands agreed locally by landlord and tenant associations under Law 431/1998. It usually runs 3 years plus an automatic 2-year extension. Landlords who choose the flat-rate cedolare secca pay 10% tax on these leases in Rome instead of 21%. Tenants who use the apartment as their main home and file Italian taxes can claim a deduction of up to €495.80.
Do I need to register my lease in Rome?
Yes. A residential lease must be in writing and registered with the Agenzia delle Entrate within 30 days of signing. Ask for a copy of the registration receipt. An unregistered lease leaves you without tenant tax deductions and without a registered contract to show.
Is it better to rent through an agency in Rome?
It can be easier, since the agency deals with the landlord, but you pay a commission. Ask for the amount and when it is due, in writing, before the first viewing. If you speak some Italian and can view at short notice, searching the portals yourself also works.
